Adena Meadows is a gated residential park located inside the confines of Magna Golf Club, one of Canada’s most prestigious private clubs and appreciated golf courses. Consisting of 36 one-acre estate lots, the community is perfectly situated to allow for a fusion of the pleasures of country life and the comforts of urban living. Whether enjoying a residence at Adena Meadows as a secluded summer home or as a base for commuting to nearby downtown Toronto, residents of the community will experience a harmony of architectural philosophy and design and appreciate the unique character showcased in custom-built homes.


The 36 estate lots, which are legally referred to as “units” in a “vacant land condominium”, are situated within the 4th-8th holes of Magna Golf Club. Twenty-three lots are located on the perimeter of the community, with the remainder located along a series of arterial roads, each with a cul-de-sac, allowing even the “interior” lots to have views of the lakes, forests and the golf course. The  price range for the remaining lots is from $695,000 to $795,000, including GST. The lots are fully serviced, with hydro, gas, sewers and cable. Access to Adena Meadows is available from the north via Wellington Street (Aurora Road) and via the east by Leslie Street. Both entrances are gated and fully landscaped. Security personnel will be on-site at all times.


The concept for the development of Adena Meadows is simple: Individuals will purchase a lot, and then build a custom home on their land. The choice of architect and builder, the design of the exterior of the home and the landscaping surrounding it are subject to the Adena Meadows Code and must be approved by the Adena Meadows Architectural Review Board (ARB). Once approved by the ARB, construction must take place in accordance with strict regulations and timelines. Following closing on a lot, a purchaser must submit architectural drawings, have them approved, and begin construction within six months. Construction must be substantially complete within eighteen months after commencement.


Some purchasers have built custom homes in the past and deal regularly with familiar architects and builders. Others, while recognizing the benefits of owning a home built to their specifications, prefer more of a turn-key solution. Subject to the approvals of the ARB and the rules mandated by the Adena Meadows Code, members of the first group are welcome to have their home designed and constructed by anyone they choose. For those who wish an accelerated and less labour-intensive solution, Adena Meadows Limited would be happy to introduce purchasers to design-build organizations that we believe would provide design and construction expertise to suit even the most discriminating palate. Even when having their home constructed by such an organization, however, the purchaser is still in full control of the construction of their home; it is not being constructed by a developer and then sold to them as a finished product.

 

As with any gated community, Adena Meadows residents will be subject to monthly maintenance fees. These fees pay for security, street cleaning, snow removal and landscaping for common areas. The fees are charged on a per-unit basis (i.e. irrespective of unit size all units pay the same monthly fee), and are projected to be no more than $1000 per month in 2007. Property taxes are expected to be approximately 1.4% of the appraised value of the homes in question.

Q:         Will the Architectural Review Board be so strict in applying and enforcing the Adena Meadows Code that all of the homes will end up looking virtually the same?
A:         No. The objective of the ARB is to have the community homogenous in character, not homogeneous in design. There will be an emphasis on the quality and sort of materials used on the outside of the house, as well as the size, the scale and general design features. A Georgian or Edwardian style home, for example, could very well sit beside a Colonial, Victorian or Tudor design. The ARB will also be careful to protect, among other features, a varied streetscape reminiscent of a natural progression of construction rather than a formulaic subdivision.


Q:         When I buy my unit, what, if any rights do I have to use Magna Golf Club?
A:         Purchasing a unit in Adena Meadows gives the owners no special right to use Magna Golf Club. Application to the Club is independent from the purchase of a homesite – ownership of a home at Adena Meadows does not guarantee that an application for membership at the Club will be accepted. Furthermore, upon the sale of a home at Adena Meadows to a future purchaser, should the member wish to sell his or her membership along with the home, that application would be considered independently, and would not flow automatically with the sale of the home.


Q:         Including the cost of the unit I purchase, how much can I expect to spend to build my house and complete my landscaping?
A:         This is, of course, a difficult question to answer, because it depends on your taste in finishings, furnishings and the size of the house you plan to build. Assuming the purchase of a $695,000 unit, an average cost per square foot to build a premium custom home (including taxes, architectural and construction fees) of $300, a 4,500 square foot house, and approximately $200,000 in landscaping charges, one could expect a total cost in the range of $2,245,000. It is unlikely that any house would cost a total of less than $2,000,000 including land, and, of course, it is conceivable that the cost could well exceed $3,000,000 in many circumstances.
